We can all agree that stunning, striking photography is key to marketing a home – it’s what thousands of potential homebuyers see online, it’s what grabs their attention, and most of all, what tugs at their heart strings. They say you only have one chance to make a good first impression, so here’s some advice on how to prepare for those ever-so-important photographs.
Before the Shoot – Make it shine like the top of the Chrysler Building
Liken the preparation of a home for it’s photography session to how you would prepare for an open house or a private showing. Make sure the house is clean – the floors, the windows, the countertops, bathrooms… you get it. Buyers want to envision themselves living there, so decluttering is very important. Of course, you could also do this after the shoot virtually.
Take away anything that detracts from the broad appeal of a room. Make sure all surfaces in the kitchen and bathrooms are clear. Stage coffee tables and side tables with a few strategically placed magazines or books. And don’t be afraid to move some furniture around to create a more airy, inviting space. Note that this preparation should be done days before the shoot.

- Think about which of the home’s features you want to highlight the most, and communicate that with your photographer
- Bring in fresh flowers or plants to add a pop of color to a room, or even add a piece of art to a bare wall
Day of the Shoot – The Devil’s in the Details
Arriving 30 minutes ahead of your shoot will be very helpful for your photographer and ensure a quicker, smoother shoot. During that time, you should turn on every light or lamp and turn off any ceiling fans. Open blinds, and pull back curtains as well – the more light the better!
Also, clear any residual clutter, making sure paper towels and tissue boxes are hidden and toilet seat covers are down. These small things go a long way! Finally, ask the homeowners to move cars from the driveway or from in front of the house. And while you’re at it, make sure things like garbage and recycling cans are out of view too – that front exterior photo should be “Wow!”

- Be available to answer questions and help the photographer during the shoot
- Ask for your photographer’s opinion – after all, this isn’t their first rodeo!
