Virtual Staging for a Rental

When the tenant who’d been renting my place for 10 years moved out, replacing him seemed like an arduous process. The condominium was a little worse for wear, and I knew I had a lot of work to do to be able to make it appeal to future tenants. The kitchen and bathroom needed to be remodeled; the whole place needed a fresh coat of paint; and I needed to hire a handyman to make repairs large and small.

After three months of working on it, I felt like it was going to be a herculean effort to attract renters. There were so many luxury units on the market that I knew I had to go the extra mile to attract the tenants who’d be able to pay what the place is worth. That’s why I opted to work with VHT Studios to have them professionally photograph and then virtually stage the empty space, so my prospect tenants could envision how it would look as their home.

It turned out to be the best decision I could have made. VHT Studios to the rescue. My photographer, Elizabeth H., was friendly and professional. Her ideas for how to make the rental property look its’ best were great and helpful to the process. The photographs and virtual staging really highlighted the size of the unit and how bright the space is.

VHT Studios used truly “of the moment” interior design trends in their virtual staging environment. After seeing the VHT Studios’ photographs, I almost thought about living there myself! All of this really helped to show interested renters what was possible in the space, as opposed to just what the space was.

And the data speaks for itself. Thanks to the photographs and the virtual staging, my property brought in the most impressions on the rental site I used within the zip code I listed it in. For my first showing, I had seven interested parties.

One couple ended up signing the application on the spot, with the property renting in just two days flat. The couple who ended up renting the unit even asked for the virtually staged photographs that were on the website so that they could get the exact furniture that made them want the apartment so badly.

The virtual staging and photographs helped me rent my property in no time at all with a transformation of my stressful, worn-down condo into an updated, trendy loft and the fastest rental turnover ever imagined!
