Lucy Edwards sits down with Lisa to learn how Baird & Warner has adjusted due to COVID, how they leverage their brand for recruiting and retaining agents, and what they are seeing with inventory in their market space.
How do you use the Baird & Warner brand for recruiting and retaining your agents?
Baird & Warner is fortunate enough to have a magnetic and recognizable brand and because of that, agents are drawn to them. And in the case that they do reach out to recruits, the recruits always welcome the conversation, because Baird and Warner has a reputation of having the most professional and best-trained agents who bring quality listings to market.
How did your brand adjust due to the pandemic?
Lisa’s team adjusted immediately by elevating the systems and tools they already had in place. They focused on the safety of their employees, agents, and clients. Everything became digitized from listing presentations to buyer presentations. Her agents started virtual open houses and video tours. They had paperless closings and some transactions that took place without a seller or buyer even touching a property. A lot of amazing things took place that kept their office safe and led a very successful and record-breaking year.
How have you changed your marketing strategy for today’s environment?
Baird & Warner’s marketing strategy is two-fold, it’s promoting the home safely and incorporating the elevated need for products like video walkthroughs and digital brochures. Their agents need to be able to inform the client how they are going to bring their home to market and how they are going to compel buyers to make an offer. There has also been a change where products like Floorplans and Matterport 3D Tours used to be add-on items for special listings or bigger homes but now are a necessity for every listing at any price point. These services allow you to have a virtual open house and sell properties efficiently in today’s market. It’s something that sellers and buyers have come to expect.
