Is selling more homes a New Year’s resolution of yours? Make it a priority this year to accelerate your selling strategy. When it comes to attracting more buyers, it’s about being seen where you need to be seen.
To help you make 2016 a successful year, we rounded up the top marketing tools agents use to increase property exposure and attract more homebuyers.
- Interactive and 3D floor plans
Interactive and 3D floor plans are designed by combining professional real estate photography with realistic property illustrations created after an on-site measurement. Floor plans enhance a buyer’s viewing experience, motivating them to take action, even when checking out a property from miles away.
Providing homebuyers with a floor plan is not only a helpful tool, but it also impacts your reputation as an agent. Going above and beyond to provide prospective buyers with resources that help them make the decision process easier shows that you care.
- Virtual home staging
To save time and money, but still make a big impact, take advantage of virtual home staging. This tool brings listing photographs to life by creating a realistic depiction of a home’s layout and inspires buyers with great ideas before they even visit the property.
Virtual home staging is done by taking photographs of empty spaces and enhancing the images with furniture and décor.
- Professional real estate photography
You may get a ton of likes on your selfie posted on your Facebook wall, but in real estate, DIY property photos taken with your smartphone won’t cut it. Buyers are attracted to high-quality photographs that look stunning on a computer, tablet, and/or smartphone.
Professional real estate photographers are trained to make your property shine by capturing shots of its best features. If you’ve been taking your own listing photographs up until now, it may be time to hire a professional.
- Partner with other experts
Need help with these marketing tactics? Many top agents partner with experts to help them get the job done. By hiring professionals in real estate photography, virtual tours and home staging, on-site measurements for floor plans, and other marketing tactics, you have the ability to sell more, faster, by working smarter.
Ana Ordaz, a top Florida agent, has been working with VHT Studios’ photographer, Claudine Camillo, for more than 15 years, making the process of marketing her listings extremely efficient. “She walks in and knows just what to do,” states Ana. Putting trust in her photographer helps Ana focus on what’s most important — closing the deal.

January 18, 2016Professional photographs are so worth the expense. They can make the difference in closing 92% of the time, as 92% of people who buy a home start online. When they see crummy Realtor or worse, owner pictures, they are more likely to see buyers pass them by, in favor of a nicer house with pretty pictures.
